Cap Cana is often described through its scale, beauty and ambition. Yet its true story is more profound. Over the last two decades, Cap Cana has become one of the most significant real estate and tourism development stories in the Caribbean — a destination that transformed private vision, infrastructure, capital markets, land planning and luxury real estate into what many now recognize as one of the great destination-city models of the Dominican Republic.
In 2007, The Banker described Cap Cana as the largest and most ambitious leisure project in the Caribbean, highlighting its extraordinary physical scale: approximately 122 square kilometers, more than five kilometers of beachfront, and a development vision comparable in ambition to the leading resort destinations of the region.
At the time, Cap Cana was not only attracting attention because of its landscape. It was also making financial history. The project had launched a major international corporate bond transaction, positioning Cap Cana as a benchmark Dominican corporate issuer and signaling to global investors that the Dominican Republic could produce sophisticated, internationally financed tourism-real estate platforms.
From Vision to Infrastructure
What distinguished Cap Cana from many other coastal developments was the decision to build infrastructure before simply selling lifestyle.
Roads, water systems, power generation, marina infrastructure, golf, hospitality, residential communities and controlled access were not afterthoughts. They were part of a broader master-planned vision. This matters because long-term real estate value is rarely created by land alone. It is created by infrastructure, trust, destination management and the ability to sustain quality over time.
Cap Cana’s early promise was built on the idea that the Dominican Republic could compete not only as a sun-and-beach destination, but as a sophisticated residential tourism market for second homes, branded communities, marina life, golf, hospitality and private investment.
That vision is why Cap Cana came to be seen by many as a kind of “miracle” real estate destination — not because it happened by chance, but because it combined land, timing, capital, planning, family vision and execution at a scale rarely seen in the Caribbean.
A Landscape Designed for Legacy
One of the clearest examples of Cap Cana’s early vision is Punta Espada Golf Club, a Jack Nicklaus Signature Design that helped give the destination international visibility and credibility within the luxury golf and resort real estate market.

In July 2006, Jack Nicklaus said,
“Cap Cana’s terrain was both a challenge and an opportunity, its natural setting created a stunning backdrop for golf.”

He emphasized the relationship between Punta Espada and its coastal surroundings, with many holes playing toward or along the coastline and sweeping Caribbean views forming part of the course experience.
This matters because Punta Espada was never only an amenity. It became part of Cap Cana’s identity: a world-class golf experience integrated into the landscape, reinforcing the destination’s positioning as one of the Caribbean’s most distinctive luxury real estate environments.
